Ibiza, An Island of Contrast
A dream Mediterranean destination, unique in character and spiritual by nature. The ‘White Isle’ is a tiny yet diverse island paradise that has touched the heart of anyone who ever visited its shores. The island of Ibiza is divided into four distinct regions Santa Eulalia (Santa Eulària des Riu), is the largest of five municipalities, the others being: Sant Joan (Sant Joan de Labritja), San Antonio (Sant Antoni de Portmany), San Jose (Sant Josep de sa Talaia) and the smallest of all, Ibiza (Eivissa).
The unique, colourful houses and apartments in the old town and La Marina districts of the capital, Ibiza(Eivissa), are some of the most coveted properties on the island given the history and culture they display. The beach resort of Figueretas with its impressive new promenade lies to the south of the city, whilst the yachting Marina of Botafoch to the north is lined with exclusive apartment developments enjoying stunning views and stretching all the way to the sweeping bay of Talamanca and to the luxurious collection of villas and apartments in Cap Martinet.
Here real estate prices are at a premium due to location, whilst just inland lies the small but thriving community of Puig D’en Valls and the local village of Jesus both of which enjoy close proximity to Ibiza town but offer everything from traditional fincas to modern apartments.
These areas seem to be in the suburbs of Ibiza but are actually on the southern border of Santa Eulalia (Santa Eulària des Riu), which covers the eastern coast and inland as far as the cosmopolitan village of Santa Gertrudis (Santa Gertrudis de Fruitera) at the very centre of the island.

The major east coast beach resort of Santa Eulalia is a sleek, sophisticated town with its own sports Marina and a beautiful promenade lined with bars and restaurants, stretching to the peaceful area of Siesta. The town of Santa Eulalia is overlooked by the majestic church and museum of Puig de Missa which sits on the hill at its entrance. Traditionally popular with foreigners seeking a more sedate and relaxed way of life, this area offers properties ranging from modest holiday apartments to large country villas.
Nearby, the only golf course on the island Roca Llisa is surrounded by lush green pine forests and stands close to the exquisite, horseshoe shaped bay of Cala Llonga. The family-friendly resort of Es Cana with its fine sand beach lies to the north of Santa Eulalia and the venues of Punta Arabi and Las Dalias in San Carlos (Sant Carles De Peralta) both host the spectacle of cosmopolitan, colourful weekly Hippy Markets adding to the appeal of property ownership in Ibiza’s glorious Eastern ‘sunrise’ region. The breathtakingly scenic northern region of Sant Joan (Sant Joan de Labritja) incorporates the picturesque beaches of Cala San Vicente, Portinatx and the bay of Benirras famous for its Sunday celebration of drummers serenading the sunset accompanied by the chill-out music of surrounding restaurants and a small, traditional hippy market.
This region also boasts the tourist attraction, Caves of Can March and the ancient fishing port of San Miguel (Port de Sant Miquel) with its exquisite white sandy beach. Inland the villages of Sant Joan and Sant Miquel are picture-perfect examples of rustic Mediterranean charm and are surrounded by an abundance of fertile farming land. This area offers opportunities to buy ancient fincas and secluded villas with large plots to enjoy a life at one with nature, or to create a sublime rural retreat. The western coast of Ibiza is home to one of the most evolved regions on the island.

The capital town of Sant Antoni de Portmany, San Antonio has suffered in the past from its reputation as the ‘party’ resort offering cheap alcohol fuelled entertainment to young, fun-in-the-sun seekers but has undergone a serious gentrification and now presents as a destination with a definite air of quality and style.
Properties here range from ex-holiday and time share apartments to new-builds and luxury villas close to the exclusive beach of Cala Salada, the village of San Rafael and the up-and-coming suburb of Ses Paisses. The coastline of Calo des Moro to the north of San Antonio is reached via a gently sloping, seafront promenade from the Marina and enjoys spectacular sunsets supported by an infrastructure of famous bars such as, Café Mambo and Café Del Mar, stretching toward the beautiful beach of Cala Gracio, rendering property in this area much sought-after and adding greatly to the value of sea-facing, sunset view homes.
Travelling south from San Antonio the region of San Jose (Sant Josep de sa Talaia) offers possibly the most diverse variety of property and location on the island. Stretching from the popular San Antonio Bay, Cala de Bou and Port Des Torrent on the west coast down to the stunning bay of Cala Jondal, the modern clubbing resort of Playa D’en Bossa and the nature reserve of Ses Salinas on the south coast.
Culture, History & Local Traditions
San Jose encapsulates beaches recognised as some of the best on the island, including Cala Bassa with its illustrious beach club, the natural bays of Cala Conta and Cala Moli as well as exclusive resorts such as Cala Vadella and Cala Tarida. Inland locations such as San Jose, San Agustin and San Jordi are tastefully developed to support tourism yet retain the feel of original village life. The superb beach of Cala D’Hort represents the spiritual heart of the island, overlooking, as it does, the mystical island of Es Vedra, whilst Es Cubells with its religious history is as bright as it is beautiful.
The salt flats of Ses Salinas on the southern tip of Ibiza boast world heritage status and are home to an impressive colony of native flamingos. Travelling up the eastern route back toward the capital the resort of Playa D’en Bossa has the longest continuous stretch of sand on the island and plays host to the rich and famous, with clubs such as Hi and Ushuaia keeping the beat. From here it is possible to see the neighbouring island of Formentera and, of course, the towering ancient city of D’Alt Vila.
It comes as no surprise then that the region of San Jose (Sant Josep de sa Talaia) offers foreign investors a good deal of choice whatever their budget and requirements. Geographically small and easily navigated Ibiza the island unfolds to reveal natural beauty at every turn meaning that property in all regions is in great demand and constantly increasing in value.
